Schedules of Condition

Whether your property is a commercial investment or a private house, freehold/leasehold acquisition or in existing ownership, our range of survey services can be tailored to suit your requirements. We will give you clear advice so you can make informed decisions.

Our standard building survey report is broadly equivalent to RICS Level Three, which is described on the RICS website at www.rics.org/homesurveys, but typically we do not include budget costings for any recommended repairs (this can be included if instructed at the outset and there may be an additional fee payable).

Project Monitoring / Contract Admin / CDM Co-ordination

We offer a full service including specification/drawings, selection of contractors, cost control and contract administration. Alternatively, these services are available individually to suit your needs.

Historic Buildings and Conservation

We have a wealth of experience of period and listed buildings and understand that these buildings are unique and need special care. We can help guide you through the stages of obtaining consent, sourcing appropriate materials and choosing the right contractor, as well as overseeing repairs and alterations.

Dilapidations / Party Walls

Understanding the legal issues surrounding property is a core skill of our surveyors and we are often appointed in this area, especially in commercial landlord and tenant affairs.

Reinstatement Cost Assessments

Many buildings are under-insured, and less commonly some are over-insured. Our expert assessments can help avoid the unnecessary cost, inconvenience and trauma arising from such issues and often help resolve disputes between landlords and tenants.

Design and Drawings

We provide technical and artistic drawings to suit a variety of purposes including existing plans, planning applications, construction drawings, and land registry compliant plans, including lease plans.
